Waldvogel Commercial Properties brokers sale of two buildings in Roanoke

Wellspace LLC purchased the South Roanoke Medical Building at 2110 Carolina Ave. in Roanoke for $1.4 million. According to Waldvogel Commercial Properties, which brokered the sale, the building will be used as a wellness center. Dr. Jennifer Walker plans to move her offices, Balance Chiropractic & Wellness,there, with a fitness center going on the first floor, a chiropractic office on the second floor, and a therapeutic day spa on the third.

Michael M. Waldvogel and Krista Vannoy were the selling agents. The transaction closed on July 2.

The sale was the second one for Waldvogel Commercial Properties in less than a week. The commercial real estate firm also brokered the $1.1 million sale of 130 Church Ave. in downtown Roanoke. In that transaction, the former office of J. M. Turner Inc. went under contract 19 days after going on the market, and closed on June 28 for $1.1 million.

The buyer of the two-story, 9,389-square-foot building is AA Properties – Church Avenue LLC. It plans to use the building as offices for Associated Asphalt. “The speed of this transaction certainly speaks to the desirability of a downtown Roanoke business location,” Waldvogel said in a statement.
