Marketing of Exxon Mobil campus begins

Cassidy Turley has begun marketing one of the premiere pieces of commercial real estate in Fairfax County:  the One Fairfax ExxonMobil Campus.

Home to ExxonMobil since 1980, the site is being put up on sale because the company is relocating its Fairfax operations and its 2,100 jobs to Houston.

“One Fairfax is a unique campus, perfectly suited for a large corporate or institutional user or federal agency,” Paul Collins, vice chairman of Cassidy Turley, said in a statement. “Opportunities to acquire a property of this caliber and scale in such a vibrant community are rare. We’re confident its unique attributes will attract intense interest from potential investors and end users.”

One Fairfax is located on 117 acres at 3225 Gallows Road. It includes four interconnected office buildings with six towers and an amenities building, which altogether totals 1.2 million square feet. The property features conference centers, a fitness center, swimming pool, cafeteria, landscaped terraces, a 1.1-mile nature trail, 2,588 parking spaces and immediate access to the Capital Beltway (I-495).

It’s surrounded by 92 acres of undeveloped land that could offer opportunities for future development. Current zoning allows an additional 550,000 square feet of development, according to Cassidy Turley, a commercial real estate company headquartered in Washington, D.C.

The campus also is located near retail, residential and leisure amenities, including Merrifield’s Mosaic District. It is 1.5 miles from the Dunn Loring-Merrifield Metrorail station (Orange Line), 10 miles from downtown Washington, D.C., 15 miles from Washington Dulles International Airport and 13 miles from Ronald Reagan Washington National Airport.

“Fairfax is well positioned to build on our status as one of the fastest growing counties in the U.S., and One Fairfax can play a dynamic role in achieving the county’s economic development goals,” said Gerald L. Gordon, president and CEO of the Fairfax County Economic Development Authority.
