Manor House Assisted Living breaks ground on new senior living campus in Henrico County

Gayton Properties LLC and its Richmond-based parent company, Manorhouse Management Inc., broke ground Thursday on a new senior living campus in Henrico County.

The ground breaking represents a $21 million initial phase of a $30 million campus planned for the 10-acre site at 13500 North Gayton Road.

Manorhouse Management said the new senior community would include 91 assisted living and memory care apartments, 8 independent living cottages and 9 single-family custom homes. It expects the project to be completed by the first quarter of 2017.

The centerpiece will be a residential care facility offering both assisted living and memory care services. “We are excited to serve the Richmond community again, returning to the market where we started Manorhouse Retirement in the early 1990’s. We saw a great need for assisted living and memory care in the larger Richmond area and are especially pleased to be able to respond to that demand with this new facility,” Manorhouse Management CEO Ken Newell said in a statement. 

The 72,000-square-foot assisted living facility is expected to support a staff of 60 to 70 employees. The new facility will have large suites and one-bedroom apartments for its assisted living residents and a secure memory care wing for residents dealing with Alzheimer’s and other forms of dementia.

The assisted living community also will offer a bistro, a library, computer labs, courtyards, and wellness amenities, including a salon/barber shop and spa.

The location is minutes away from Short Pump Town Center, West Broad Village and major roadways.

According to Manorhouse Management, residents will have no buy-in or large up-front costs to reside at the project. “Many facilities require large financial commitments on the front end, but at Manorhouse we believe these large entry fees introduce unnecessary complications in an already difficult process that families are navigating when it is time to find a new home for their loved one” COO Jim Bonnell said in a statement.

Monthly fees will include utilities, maintenance, transportation, a full dining selection, activities, medication management and residential care services.

The general contractor for the project is Capstone Contracting Co. Inc. The project’s architect is Red i Designs LLC. BB&T Commercial Banking is providing the financing.
