FedEx Ground industrial building in Salem sells for $3.1 million

A 39,000-square-foot, net-leased distribution facility for FedEx Ground in Salem has a new owner. A local investment group, Rochester Roanoke Associates, purchased the building at 2045 Cook Drive for $3.1 million, according to Poe & Cronk Real Estate Group, which brokered the sale.
The building was previously owned by an out-of-town investment group, Jersey Realty & Investment Co.
Dennis Cronk and Matt Huff of Poe & Cronk represented the purchaser in the transaction. Huff, an associate broker, characterized the sale as “a pretty good deal. There’s not a ton of lease term left, but there’s moderate lease term left … The building is located near a couple of main thoroughfares in an industrial area,” he said.
