Thalhimer is relocating its Richmond headquarters

Thalhimer, a name synonymous with downtown Richmond commercial real estate for nearly a century, plans to relocate its headquarters office to the busy Short Pump corridor in the former S&K Famous Brands Inc.‘s corporate building. By year end, the state’s largest commercial real estate firm will move more than 90 employees to the 85,000-square-foot, mixed-use project at the intersection of Interstate 64 and Broad Street, across from West Broad Village.
Thalhimer’s commitment to the project being developed by a subsidiary, TGM Reallty Investors, means that it will be fully leased, the company said in a statement. Other tenants at the Thalhimer Center site will include TD Ameritrade and the Richmond campus of Stratford University.
Thalhimer will occupy 25,000 square feet, following an extensive renovation of the building. “This project highlights the full service capabilities of Thalhimer,” said CEO Paul F. Silver. “Our development company, TGM Realty Investors, identified this property as an attractive location and was able to acquire the real estate through a bankruptcy auction.”
TGM purchased the two-story office building, a warehouse and adjacent S&K store for $5.6 million last year.
Thalhimer’s brokerage team secured the other tenants and its construction company, MGT Construction, will handle renovations. Once tenants move in, the company’s property management group will manage day-to-day operations.
Silver added that the move provides “a great opportunity to improve Thalhimer’s space and be in a great location to serve our clients in the greater Richmond area and across the commonwealth of Virginia.”
The company, which manages nearly 33 million leasable square feet, has offices in Virginia Beach, Newport News, Fredericksburg, Lynchburg and Roanoke. It has been located in downtown Richmond since its inception in 1913.
