Grosvenor Americas (GA) and Skanska USA Commercial Development Inc. Wednesday announced plans for a mixed-use complex of more than 650,000 square feet directly north of the Washington Nationals ballpark in Washington, DC.
The site offers direct access to Metrorail’s Navy Yard station. Key components of the plan include:
• A 224,000 square-foot, Class A office building that Skanska would develop on the northern end of the site fronting M Street. The building would have 140, below-grade parking spaces.
• A 170-room hotel that GA would develop.
• Two residential buildings with 285 units, 23 of which would be designated affordable dwelling units.
• 43,000 square feet of retail space on the ground level of the office, hotel, and residential buildings.
The plan, with minor modifications, already has won support from the D.C. Zoning Commission and an advisory neighborhood commission.
“Grosvenor, which has been developing dynamic urban neighborhoods for over 300 years, is pleased to bring its ‘Living Cities’ vision to the exciting Capitol Riverfront district,” Don Capobres, senior vice president, development, Grosvenor Americas, said in a statement. “With its proximity to the ballpark, Metro, the new Yards Park and Canal Park, employment and entertainment centers, the U.S. Capitol, and the National Mall, we think this is a great location.”
With U.S. offices in D.C. and San Francisco, Capobres’ company has a portfolio of approximately 1.6 million square feet of office, retail, and hotel space in the Washington, D.C. metropolitan area. Recent projects include District, a mixed-use building with 125 luxury apartments in the Logan Circle neighborhood of Washington, developed in partnership with The JBG Cos.
