First Potomac Realty Trust has signed its first three leases at Three Flint Hill, a 181,400-square-foot office property at 3201 Jermantown Road in Oakton. The Bethesda, Md.-based real estate investment trust acquired the then-vacant property in April 2010 for $13.6 million and is nearly finished with a $10 million renovation.
The three new tenants are CDM, which signed a 10-year lease for 31,353 square feet; Leap Frog Solutions, which took a seven-year lease for 11,434 square feet; and The Susan Hicks Group PC, which signed a seven-year lease for 6,000 square feet.
“Three Flint Hill will be the first LEED-certified building in the Oakton submarket,” Tim Zulick, senior vice president for leasing for First Potomac, said in a statement. “This will provide us with a clear advantage over other Class A facilities in Fairfax County.”
Recent upgrades to the property include a café with outdoor seating, a fitness center, a conference facility that can accommodate up to 120 people and green roof garden terraces for the eighth-floor tenant. The building offers underground and surface parking.
