Bernstein Management Corp. and Crimson Partners said Thursday that they are moving forward with plans to build a nine-story office building in Arlington now that the project has received site plan approval from the Arlington County Board.
The site at 3901 North Fairfax Drive is located between Ballston and Virginia Square Metro stations, and encompasses a city block in the growing Rosslyn/Ballston corridor. The developers said they plan to open the 200,000-square-foot building in early 2014. Avison Young has been retained as the leasing firm.
Christian Chambers, managing partner for Crimson Partners, said in a statement that the building will include many amenities such as a 13,000-square-foot performing arts theater, conference center, fitness center and ground floor retail. “There are few sites left in Arlington for new buildings of this size and scope,” he said. “And there are even fewer in this class that offer such a stellar location and unique amenities.“
Crimson has been an active developer in the metropolitan Washington, D.C., area, and specializes in mixed-use, residential and office developments.
Through its investment affiliates, D.C.-based Bernstein Management owns and manages an investment portfolio of 77 properties, including more than 4 million square feet of commercial space and more than 4,100 apartments in Washington, D.C, Maryland and Virginia.
